PROJECT TAUNTON IS PROPOSING to measure the efficiency of all new build projects using the BREEAM rating system for the basic calculation of the energy efficiency for commercial developments and Eco homes rating for domestic properties.
New commercial buildings should achieve BREEAM Excellent and/or the equivalent of 10% improvement upon current building regulations. New residential units are to achieve a BREEAM Eco Homes rating of Excellent/Code for Sustainable Homes rating of code 5 and above. In addition to providing certification from the relevant bodies, upon completion of each project there is also an expectation for the development partner to achieve net zero carbon output as detailed in 'Towards a zero Carbon development'.
The development partner is to develop a system for monitoring the above throughout the pre-contract and construction phases to ensure the requirements are met.
Note that the above levels are for guidance only and are current at the date of this brochure. Project Taunton will continually review current legislation for future projects to ensure Taunton maintains it’s position at the forefront of contemporary sustainable regeneration.
Contractors delivering the projects will all be expected to sign up to the Considerate Constructors Scheme (CCS), evidence for this must be submitted to the client team prior to the commencement of any works on site. A copy of site visit reports, copies of all reviews and final reports are to be circulated to the client body. A local employment and training initiative is to be implemented for all construction related activities within the project, this is to be established and monitored as in 'Employment and training'

We strongly encourage development partners to seek new and innovative solutions to the design and delivery of sustainable low carbon development. It should reflect national and international best practice, achieving an exemplary mixed-use regeneration scheme of national importance.
